To be honest, I did not want to build a house. I was content where I was. I had heard horror stories about building projects and the strain it put on marriages. Not for me, I thought. Then Brad came into the picture. He was patient and visionary. Each time there was a decision to be made, in lighting, plumbing, cabinets, flooring, he was right by our side at every shopping trip guiding our choices. He made the building process a pleasure. Even when a problem arose, he was right there to handle it, probably more than we will ever know. That service has continued into the present. 3 years after our home was completed I know I can call Brad about any problem and he will cheerfully find a solution. I would hire him again in a heartbeat and it has been our pleasure to recommend him over and over again to those building homes in our area.

When my wife and I decided to build our dream home, people told us we were crazy. With all the decisions to make, dealing with contractors, dealing with city codes, choosing what contractors to do the work, the head aches that come with all those decisions, we were told by friends who had built that it would cost us our marriage. Then we met Brad Ballard, owner and president of Gordian's Knot.

As a dentist, I don't know the first thing about building a house. I wouldn't know if or when a contractor or sub-contractor was cutting comers. Brad Ballard has over 20 years of experience in the construction business. He knows the local contractors and knows their reputation. He chose the best people for the job. I wouldn't have known where to start. He was on site before the digging even began.

He could see in his head what the final product would look like. He is truly gifted. When the building began, he was on site every day, dealing with the builders. He could see if something wasn't right and he would confront them in a friendly way and the problem was fixed. When I saw something I didn't like, I could give him a list of concerns and he took care of them. All the head aches were passed to him. With his knowledge and experience and incredible negotiating skills, all my concerns were taken care of. I could be working at the office and know that Brad was carefully watching how things were being done, that they were done in the right order and done with the quality I demanded. He traveled with us to several home shows and made suggestions. He didn't have to do all that traveling, but, he knows that if he sees something we liked, he would research the item on the internet, find the pros and cons of the product, and then nicely suggest we choose something else. His building experience was invaluable.

He can approach a worker and nicely suggest that a certain piece of work be redone. Dentists, by nature, are perfectionists and pay very close attention to detail. After working at my office all day, I would go to the construction site and set marbles down. If they rolled one direction, I knew something wasn't level. I would call Brad and tell him about it. I would come back the next day and the marble didn't move. I remember when the floor first went down, my marble rolled to comer of the house. Over a course of about 30 feet, one side was between ¼ and a ½ inch off. The next day, perfect.

We put a pool in the back yard arid there was a settling issue. One side was a few inches off. Barely perceptible to the average eye, but, totally unacceptable to me. I wanted the entire pool dug up and redone. With several contractors pointing fingers at each other as to why this happened and who was going to fix it and when, I hired an attorney. After several months of fighting, it was Brad who negotiated a fair way to resolve this major problem. Brad did more than my attorney. The pool is now perfectly level.

When contractors were getting behind Brad's schedule, he has a way of nicely getting them to work faster until the progress was in sync with his computerized schedule. I never heard him raise his voice once. He made suggestions and made the contractors feel as though the changes that needed to be made were they idea all along.

Brad has an incredible memory. I would mention something I may like to have in the home and several months later I had forgotten that I had even mentioned it; Brad knew it would be the right time to do that work. He would remind me of what I had said several months earlier and he would pullout of his notebook, some of the different options available, with pictures and reviews written by other people as to what they liked or didn't like about the product. Simply amazing.

Even after just over two years of living in our home, Brad still stops by to make sure everything is working properly. He goes way beyond what is required of him. He fee is fair and I'm certain what I paid him, I would have spent on head ache medicine. The house is beautiful and our marriage is still intact. I don't think I'll ever need to build a home again, but, if I do, I wouldn't do it without Brad Ballard and Gordian's Knot. Brad wants his clients to be happy with the result and know that they have built a quality home they can be proud of.

Gordian's Knot takes great pride in the service they offer and they should. I have never heard a bad word about Brad or his work. His attention to detail reminds me of mine.

We very much appreciated the professionalism demonstrated by this company during the construction of our new home.

The process started from day one as Brad Ballard worked with us and the home designer to reach a final design on the home. He made sure the design was what we wanted and fit within the budget we had. After the design was complete, a schedule was put together stating the dates each area of construction would happen. The completion date he estimated was met. Brad solicited bids from various contractors to insure we would be treated fairly. After the bid process was complete, a final budget was prepared by Brad. All of this preliminary work helped put us at ease as we knew what to expect and when to expect it.

During the construction phase, Brad was on site nearly every day, working for us, putting our minds at ease knowing we had a professional inspecting every phase of the construction. If something was not done to his liking he would have it redone properly. He would tell us what happened, but we didn't have to argue with the sub contractor.

Brad also assisted with the selection of plumbing fixtures, lighting, windows, cabinets, counters and flooring. He would attend the meetings with Angela and present ideas and solicit other companies so we would receive the best price.

Brad and I would meet twice a month to review where the budget was compared to actual costs. He presented every bill to me for my approval before funds were released. Our home is unique with in floor heating on all three floors. We had a specific idea on a cooling system. Neither the sub nor Brad were familiar with this cooling system but took the time to research it and drive 50 miles to observe this system in another home. They then agree with us it would be the best way to go and priced and installed the system. Brad is open minded and listens to the owners ideas even if it is different than what is normally done in the area.

This is our second new construction. We enjoyed this one much more than our first construction do to hassles with the contractor. Utilizing Gordian's Knott as a building manager made this process enjoyable for us. We recommend Brad to anyone contemplating new construction. The whole process will go smoothly, and most importantly you won't end up in divorce court as the stress is removed from the owners as Brad takes on all of the headaches.

Working with Gordian's Knot was a wonderful building experience.

When we chose Brad Ballard we made an alternative choice to build. It was one of the best choices we made. With a conventional builder you get an estimate of expenses that generally commit you to a minimum overall cost. Whenever the contractor saves money, the contractor is able to profit the gain. Whenever modifications are made to the house, the contractor is able to substantiate reasons to increase the final cost.

With Gordian's Knot the rules change. Because you pay a fixed percentage of the total cost, the building experience becomes a team adventure. Brad located the best prices and contracts. When savings were made there was more money available to invest in improvements to the house.

Changes in our home include the addition of in-floor heat in all three levels of construction and the in garage. Cherry crown molding, an upgrade to Brazilian cherry flooring, a music room in the basement, and additions in landscaping were some of the improvements made possible because many costs came in under the estimates.

Brad took as much satisfaction in the savings and improvements as we did. Gordian's Knot was on our side during the entire building process. When we saw need for changes to be made, we discussed them with Brad. After those conversations, Brad did all the communications with the workers. We were encouraged to be in the position of discussing and planning changes as the house was being built, but we didn't have to barter with the construction workers or worry about excessive changes in cost.

We saved interest money because the house was built on schedule. Workers were always on the work site, Monday through Friday. Brad kept us informed from beginning to end of the project. There were improvement and additions to our original plan. Our home came in within our budget. We had a vision. Gordian's Knot helped it come true.
